Why is it tough buying and selling a home at the same time? Well, the biggest issues are financing, timing and logistics. Let's start with financing. You may have a lot of equity in your current home, but you need that money to buy your next home. So what do you do. The good news is lenders have options for you. One is called a bridge loan, and it is a way for you to gain access to your equity without selling your home. The lender gives you a short-term loan so you can go buy your next house. Then once you sell your current home, you pay off that loan and refinance into your new mortgage. Another option is to buy your next home contingent on you selling your current house. This is harder to do when the market is hot like it currently is. But it is an option. Of course you could sell your home first and find a temporary place to stay until you close on your next house too. This is not ideal for most people though. These are some of the possible options to look at when it comes to financing. The timeline aspect can get stressful if purchase agreements are contingent on other situations. Sometimes things can fall through with no fault of your own and leave you in a tough place. While sometimes this is unavoidable, it's important you're working with someone who knows what could go wrong and if there are ways to ensure it doesn't.
